Our Financial Operations & Analysis (FOA) department is looking to hire an Assistant Vice President, Finance Manager to join their team! Members of the FOA team share a strong drive to provide timely, accurate, and critical financial data analysis for the firm. In this role, you will have cross-functional visibility and the opportunity to work alongside internal groups such as Portfolio & Asset Management (“P&AM”), and external service providers such as public accountants, third-party fund administrator, and appraisal management firm. Our team works in a hybrid environment, with 3-days spent working in Heitman’s Chicago office each week.

The Finance Manager will lead a team in delivering accounting, finance, valuation, and P&AM support within the Heitman organization. The ideal candidate will be a self-starter with strong problem solving, analytical and communication skills while working in a highly collaborative environment and possess strong people management skills including coaching and mentoring. They will also demonstrate strong organizational skills and adeptness at multitasking, coupled with a proven track record of successfully leading and developing professional staff.

 

Responsibilities include, but are not limited to:

  • Lead and manage key aspects of a subset of a fund’s real estate portfolio including, but not limited to, valuations, net income, net cash flow, distributions, IRRs, and time-weighted returns as they flow into the fund’s net asset value.
  • Review and manage the preparation of quarterly and annual financial reports and supporting accounting workpapers from our third-party fund administrator.
  • Manage one-to-two direct reports including coaching, training, mentoring, and assigning responsibilities.
  • Review monthly and quarterly accounting at the property-level to ensure completeness and accuracy and troubleshoot and coordinate efforts to resolve any issues.
  • Review third-party fund administrator accounting of transactions such as acquisitions, dispositions, and loan activity.
  • Review internal and external valuations in Argus using discounted cash flows and identify and communicate changes in valuations.
  • Help coordinate the preparation and review of debt valuations with third-party debt valuation team and Heitman capital markets.
  • Communicate issues and/or financial results to broader internal team, including Fund Controller, P&AM, and third-party fund administrator.
  • Analyze and forecast IRR’s and time-weighted returns and provide analytical observations and projections to Portfolio & Asset Management.
  • Participate in ad hoc projects, including due diligence review of real estate acquisitions and dispositions, leasehold analysis, and consultant/client questionnaires or other projects to assist Portfolio Management in improving investor value and client service.
  • Assist P&AM in implementing fund/account-level and investment specific strategies.
  • Ensure fund/account compliance with IM agreement(s), and JV agreement(s).
  • Participate in industry learning opportunities in and outside of Heitman.
  • Monitor and build fund/account efficiencies and ensure implementation of improvements, including the development of tech-enabled tools.
  • Demonstrate an in-depth understanding of investments within assigned fund/account including waterfall joint-venture structures.

 

Qualifications:

  • Minimum of 7 years of real estate accounting and finance experience with financial reporting exposure
  • Bachelor's degree in real estate, accounting, or finance
  • CPA designation is desirable
  • Proficiency in Microsoft Office package including Excel, Word, and PowerPoint
  • Excellent communication and organization skills
  • Ability to abstract key information from real estate leases and partnership agreements
  • Ability to prioritize tasks, work on multiple assignments, and manage requests from multiple business partners with multiple competing deadlines
  • Ability to work efficiently in a fast-paced and dynamic team environment
  • Supervisory experience directly or indirectly
  • Experience in valuation and/or Argus modeling is a plus
