Job Description

Construction Services is responsible for the coordination, oversight and reporting of all physical and environmental aspects of the real estate acquisition, operation and disposition process in an institutional real estate environment on behalf of Heitman, LLC. Construction Services is an integral part of the acquisition and disposition due diligence process and provides technical services to asset managers by assisting in the implementation of major capital projects and various operational challenges that may occur.

Our Chicago office is seeking an Assistant Vice President for our Construction Services Department.

The responsibilities of an Assistant Vice President include, but are not limited to:

  • Demonstrate ability to prioritize tasks and work on multiple assignments
  • Implement HCM established procedures and protocols necessary to complete environmental and physical due diligence of existing properties prior to acquisition (this will entail the hiring and monitoring of third party consultants to perform due diligence assignments, inspection of properties, reviewing and disseminating the consultant reports and findings and assist in defining the impact of the findings against original underwriting)
  • Monitor development projects, and track/approve change orders
  • Periodically inspect properties, which are in development to determine physical condition, adequacy of construction work underway and approval of scope and cost issues
  • In conjunction with third party consultants, verify the accuracy of hard and soft cost budgets, review/approve development plans & specifications, development agreements and construction contracts
  • Support the asset management group throughout the hold period of assets under management
  • Perform periodic property inspections, assist in the implementation of capital projects, review major tenant improvements and capital expenditures
  • Support the property disposition process and assist the Debt Group with due diligence for property loans.


  • 3-5 years of experience in construction projection management or related field.       Working in a consulting services related field pertaining to either construction forensic services or in an environmental site assessment context is a plus.
  • An architectural, engineering, environmental, or construction management degree with relevant real estate experience
  • Express an interest in participating in real estate transactions, development and operating properties from the perspective of Heitman as a fiduciary advisor for pension funds
  • Excellent verbal and written communication skills. Must be proficient in Excel, and Word.
  • Well-organized and deadline driven
  • Ability to work both independently and as part of a team with professionals at all levels.
