Job Description

Our Chicago office is looking for a Vice President, Retail Specialist in the Asset Management group. This individual will participate in Heitman’s day-to-day asset management responsibilities for a significant retail portfolio, which currently consists of a mixture of enclosed malls, lifestyle centers, and open air box & community centers across the country; these properties are leased and managed by joint venture operating partners or third party management and brokerage firms.

The responsibilities include, but are not limited to:

  • Providing retail expertise to the firm and its various clients, partners, and third party managers.
  • Working daily with Heitman’s retail asset managers on such things as reviewing budgets, property valuations, leasing forecasts, annual business plans, and strategic planning in order to maximizing asset value.
  • Working directly with our JV partners, retail brokers, and third party leasing, marketing, management and development teams to achieve client and revenue objectives at the property level.
  • Assisting Heitman’s acquisition group with evaluating and analyzing potential new retail acquisitions.
  • Coordinate with, and provide leasing expertise to, the JV partners’ throughout the deal approval process for all permanent leasing, including deal structure & economics, and all other material LOI and lease provisions.
  • Assist the leasing and management teams with the merchandising plans for the properties.
  • Where appropriate, assist in managing national retailer relationships and deal making. While Heitman does not engage in any direct retail property management or leasing functions, we selectively do engage directly with retail tenants and/or their network of brokers and consultants.
  • Participate in property portfolio reviews, quarterly property valuations, and periodic internal retail presentations. We also regularly travel to the assets and meet with the teams on site.
  • Required travel is approximately 25% - 35%.

Qualifications

  • 5 – 12 years of commercial real estate experience, with at least five in a leasing capacity, preferably for open-air centers.
  • Possess an active network among relevant property management firms, brokerage groups, and national retail tenants
  • Ability to communicate effectively both internally within Heitman and externally with clients, JV partners, and third party teams.
  • Fully versed in financial and business analysis and ability to integrate regulatory, design, marketing, leasing, and operational variables into sound business decisions.
