This Opportunity


Our Chicago office is seeking an Assistant Vice President for our Fund Accounting & Finance group. The Finance Manager will lead a team in delivering accounting, finance, valuation, and portfolio & asset management support within the Heitman organization. The ideal candidate will be an excellent communicator with a history of effectively leading and developing professional staff. They will also be a self-starter, who is highly collaborative, analytical and has a strong interest in Real Estate.


The responsibilities of an Assistant Vice President include, but are not limited to:

  • Review and manage the preparation of quarterly and annual financial reports and supporting accounting workpapers from our third-party fund administrator.
  • Assist Portfolio & Asset Management in implementing fund/account-level and investment specific strategies.
  • Lead in review and approval of complex accounting transactions including acquisitions, dispositions, and waterfall calculations.
  • Analyze valuation models, Yardi outputs, IRR’s and returns and providing analytical observations to Portfolio and Asset Management.
  • Lead in coordination, preparation and analysis of quarterly property and debt valuations, collaborating with Heitman’s Capital Markets, Portfolio & Asset Management, Research, and Acquisition teams throughout the process.
  • Participate in adhoc projects, including due diligence review of real estate acquisitions and dispositions, leasehold analysis, and consultant/client questionnaires or other projects to assist Portfolio Management in improving investor value and client service.
  • Direct interactions with third-parties, including clients, fund administrators, consultants, JV operators, property managers, appraisers, auditors, and other key individuals.
  • Ensure fund/account compliance with IM agreement(s), JV agreement(s), and PM checklist(s).
  • Exhibit ability to perform multiple projects, navigate through unexpected challenges, and develop viable solutions that optimize fund/account performance.
  • Communicate analysis and results to broader internal team, including department, investment committee, Client Service & Marketing, and valuation committee.
  • Participate in industry learning opportunities in and outside of Heitman.
  • Monitor and build fund/account efficiencies and ensure implementation of improvements, including the development of tech-enabled tools.
  • Show an in-depth understanding of properties within assigned fund/account.

We are seeking individuals who meet the following criteria:

  • Minimum of 6 years of real estate accounting and finance experience
  • Bachelor's degree in real estate, accounting, or finance
  • CPA designation are desirable
  • Proficiency in Microsoft Office package including Excel, Word, and PowerPoint
  • Excellent communicator with strong writing skills
  • Ability to prioritize tasks, work on multiple assignments, and manage requests from multiple business partners under tight deadlines
  • Ability to work efficiently in a fast-paced and dynamic team environment
  • Supervisory experience directly or indirectly
  • Experience in valuation and Argus modeling is a plus
