This Opportunity

Heitman’s LA Office is seeking an Assistant Vice President, Debt Originations (the “AVP”) to join our Private Real Estate Debt Group. This position will be responsible for all aspects of debt originations and will work closely with members of the investment team.

The responsibilities of an Assistant Vice President include, but are not limited to:

  • Originate, structure, conduct due diligence and close mezzanine, preferred equity, and senior debt transactions. Specifically, the candidate will have a well-documented track record of negotiating and structuring complex loan structures, with experience in mezzanine and preferred equity structures
  • Assess risks and opportunities, optimize portfolio balance in terms of both asset type and geographical diversity, maximize return on investments, and optimize cash flow
  • Undertake a range of client facing responsibilities, including marketing and regular client communications

We are seeking individuals who meet the following criteria:

  • Bachelor’s degree preferably in real estate, finance or economics
  • 5-7 years of experience in real estate lending or principal investment with a focus on value-add business plans
  • Track record of successfully originating senior bridge loans, mezzanine, structured finance and preferred equity positions
  • Strong contacts, relationships and standing in the investment community
  • Experience investing in multiple property types with a diverse investment background
  • Single asset and portfolio investment experience, familiarity with operating company investments, joint venture, mezzanine financing, entity level investing, and financial engineering
  • Financial modeling expertise
  • Development and value-add lending experience
  • Excellent negotiation and business development skills
  • Strong deal management skills and exposure to large and complex deal processes across geographies and sector types
  • Entrepreneurial and open, flexible mindset
  • Strong financial acumen, with an understanding of mezzanine, preferred equity, and structured debt
  • Good oral and written communication skills
  • Team playing attitude, sound investment judgment, and self-motivated
